JOB DESCRIPTION
GENERAL PURPOSE OF THE JOB:
The Construction Management Associate is responsible for assisting the Construction Manager in all aspects associated with a construction-related project. This will include, but not be limited to, General Contracting projects, larger-scale Contracting Patch and Repair Projects, TremCares, etc. This will involve working with the Construction Manager, Project Superintendent, or WTI Technician assigned to the project to ensure the project is effectively executed, completed safely, and all contractual obligations are adhered to. Additional duties will include participating in onsite meetings, scope of work development, proposal review, specification review, completion of project schedules, assembling project submittals, obtaining building permits, project closeout documents, and other duties as directed by the Construction Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsible for contributing to and validating proposals and specifications. Conceptual Phase (specification development, establishment of milestone dates) Program Planning Phase Design Phase Conduct Pre-Proposal Meetings Proposal Phase Construction PhasE Conduct Pre-Construction Effective Close-out Cost Estimates and Schedules Use of ebuilder for all project documentation per policy manual. Assist the Construction Manager in tracking project costs, budget variances, and profitability. Accountable for Quality Assurance. Ensure subcontractor has submitted the required documents. Establish timelines and goals. Manage key metrics and report on as required. When needed, coordinate with Program Managers, Project Administrators, Project Estimators, Specification Writers, Sales Representatives, and RBM. Assist in the review of submitted proposals and contractor interviews for specification and contractual compliance. Review of line-item generated proposal documents. Direct Project Superintendents as needed. Competencies: Adaptable, willingness to change with business necessity Professional and leads by example Diversity awareness and the ability to adjust to multiple personalities Planning and organizational skills. Able to juggle multiple priorities and demonstrate good task management Excellent customer service skills and ability to build relationships Technical knowledge of all products and services that WTI offers Understanding of Construction Management tasks Superior written, oral, and digital communication skills Able to create performance reporting 24-hour response to all inquiries Ability to use and understand Microsoft Office and other software as required. Specification Development Stage: Works with the Construction Manager and Sales Representative to establish a scope of work for the project. Completion of specification request and related documents. Responsible for specification review as required by the Construction Manager. Pre-Proposal Stage: Conducts Pre-Proposal Meeting and distributes completed Pre-Proposal Meeting documentation to all applicable parties. Assist the Construction Manager in reviewing proposals. Prepare Proposal Documents as directed by the Construction Manager. Pre-Construction Stage: Publish Project Schedule. Assists the Construction Manager in planning and coordinating the Pre-Construction Meeting. Engages with the Project Superintendent to provide necessary project information. Conducts Pre-Construction Meeting and distributes completed Pre-Construction Meeting documentation to all applicable parties. Obtain a Building Permit when required. Construction Stage: Review Daily Inspection Forms and ensure they are distributed to all applicable parties and uploaded into project files. Visits the job site as necessary or directed by the Construction Manager. Conduct weekly Progress Meetings, virtual or onsite, and distribute meeting minutes to all applicable parties. Maintain the Project Schedule and update it weekly. Perform site audits as appropriate. Review subcontractor payment requests with the Construction Manager. Assemble AIA billing applications for the Construction Manager's review and approval. Assist Construction Manager, Project Superintendent, Subcontractor, Owner, or Sales Representative as needed. Close Out Stage: Assist the Construction Manager in coordinating the final inspection. Ensure all required documents are uploaded into the project files. A good knowledge and interest in plants and the ability to put together planting plans is also very highly valued.
Personal Attributes
Fluent and comfortable written and spoken English are essential, as is reliability, an ability to work in a team, and manage your time to tight deadlines. An ability to take on new client prospect meetings requires an engaging personality and ability to listen and interpret client needs.
Location
We need to be able to collaborate between ourselves and to visit local sites and clients. You will need to be able to work daily from our lovely, converted barn in Penn, near Beaconsfield. This is essentially a full time, office-based, role, and a full driving licence and own transport is essential.

Operations
Manage monthly contracts of business services – e.g. pest control, sanitary bins, secure document disposal, cleaners and utilities
Ensure all building insurance, safety and maintenance documentation is up to date, is correctly stored & archived
Maintain register of all subscriptions & contracts held
Review and order consumables (coffee, milk, drinks, fruit)
Take responsibility for ensuring fruit is distributed throughout the building, taking a pro-active approach to keeping the coffee machine and drinks fridges fully stocked
Review & order various supplies that the business requires
Administrate changes in-line with ISO 27001 requirements put forward by the IT team
Coordinating facilities and maintain company carbon off-setting
Work with the IT and Environmental team to instill a recycling culture.
Maintain and stock the creative cutting room & printing facilities
Assisting the Head of Studio with co-ordinating the relevant people to undertake wider business needs such as planning and organising of builders and maintenance

Training Outcome:
